We will contact all approved applicants for a showing.
RENTAL REQUIREMENTS: A rental application is required for all applicants that are 18 years of age or older and will reside in the property.
All applicants must submit to a background check. Criminal history, convictions, previous evictions, record of non-payment of bills, debit to a previous landlord, and/or open bankruptcies may result in a denial.
In most cases, a credit score under 600 does not result in an approved application. If a Co-Signer applies, the Co-Signer must live in the state of Pennsylvania and have a minimum credit score of 700.
Applicants should have a combined gross income around 3 times the monthly rent.
All applicants must submit the following documentation to be considered for any Hostetter Realty rental property: - Fully executed application for all occupants 18 or older - Copy of a valid government issued photo ID - Copies of 2 most recent paystubs or other proof of income/funds - $35.00 for applicant NON-REFUNDABLE application fee (cash, check or money order payable to Hostetter Realty. On-line application fees must be paid with a credit card.)
Hostetter Realty must verify the information provided before issuing a full approval, so please be prepared to submit supporting documentation with the initial application. You may elect to scan and e-mail the required items to rentals@hostetterrealty.com or by fax, 717-442-4462, however processing will not begin until the $35.00 per applicant is received.
The screening process of applications requires 2-5 business days. It is our office policy that units will continue to be shown until the approved applicant submits a deposit of a full month's rent to hold the unit.
